This is an unusual project, at a modest guide price, which we featured last year. However at that time it failed to sell at auction. So we are revisiting this genuinely unique property for those Bulletin readers who are either new to the website, or for those who like to locate a possible bargain on the FTSAA list!

This former water tank has been granted planning permission – almost by local acclaim. Indeed one representation from the parish council supported the endeavour asking if it was to be featured on Grand Designs! This truly unique and inspirational concept to re-purpose an old brownfield site to a very interesting place to live is for sale at SVA Auctions.

Auctioneer’s Narrative: A corner site with a large concrete water tank which occupies roughly a third of the property. The tank is circular and extends to 460 sq.m approx with a domed roof and internal volume of approximately 2.5 Million litres. The tank is largely below ground. The site is surrounded by a post and wire fence around two metres in height with pedestrian access gates. The ground that is not occupied by the tank is mostly down to grass.

The planning permission granted is for an extremely interesting two storey house essentially built within the tank, it has been carefully designed for maximum day light. The design results in a spacious house over two floors. On the lower ground floor there are five double bedrooms all en-suite together with a lounge. The upper floor is largely open plan with a living room, kitchen, dining room and w.c. Further architects drawings of the proposed development are available from the auctioneers.

A quick update on the Rattray Lighthouse Keepers’ home sales. There has been reasonable progress, albeit not at the speed we would like – bit sometimes, good things take time.

Reverse-engineering the clue might have helped you find the location of the small building on the nearby shore that we featured as our competition quiz during May and June 2015. The view from that little building is of the Forth Rail Bridge – which has, incidentally just been awarded Unesco World Heritage status. The late Leslie Gooday, OBE (1921-2013) was one of the most prominent British architects of the post-war period. During a long and distinguished career, he received numerous awards, fellowships and an OBE from the Queen for his work on 1970’s Expo in Osaka, Japan. This is a very rare find. A former lighthouse TOWER and a lighthouse keeper’s dwelling for sale. The towers seldom come up for sale. The reason that a few do slip gently onto the sale market is mainly due to technology. The introduction of global positioning systems and protocols. This technology is everywhere now. For example: GMDSS and Marine Traffic to name but two. A type of a SatNav for the high seas. The result? Former lighthouse towers that have shone beacons of safety warning the ships that pass of hazards are rendered to a great extent, redundant. Even the smallest of vessels now have positioning kit aboard, along with computerised depth measuring equipment and electronic versions of the old Admiralty Charts that have become such a visual iconography of both Merchant & Royal Navy seafarers – just as the famous Harry Beck 1931 design of the London Tube Map has become almost as ubiquitous to London as the big red buses and black taxi cabs.
