Theatre Royal – Not Just A Facade

Theatre Royal Halifax Unique Property Bulletin

The Theatre Royal, Wards End, Halifax (c) 2014 Eddisons

This is an interesting and unusual proposition. A wonderfully evocative theatre with a splendid facade. However, there is a very useful planning permission that comes with this grand and handsome structure.

Agency Description: Substantial vacant four storey former nightclub and theatre premises. Prominent town centre location. Planning consent for 103 bedroom hotel. Also A3, A4 and C1 uses. Requires renovation.

An imposing and substantial stone built detached property built of stone construction. Entrance from the front elevation leads into an open plan entrance lobby with cloak room and reception area. There are glass doors to the rear left and right hand side which open into Cleopatra VIP Bar fitted with a bar server along the right hand wall. A central staircase from the reception area leads down to the lower ground floor occupying the main bar and dance floor area. A large spacious room with bar serveries to the front and rear of the room and a DJ Booth to the side. The first, second and third floors are currently disused and have a number of offices which could easily be further developed to fully utilise the space.

Theatre Royal 2

The Theatre Royal, Wards End, Halifax (c) 2014 Eddisons

Interestingly, Planning Permission has been approved for the demolition of the rear section of the former theatre (thus leaving the front facade) and the subsequent construction of a 103 bedroom hotel with associated gym, restaurant and meeting rooms, over 6 storeys. The proposed format would suit a mid-range 3 star hotel, either under management or franchise. Plans area available from the instructed agent, Fleurets…

http://www.fleurets.com/properties/details.html?pid=77834&aid=127699

This listing may seem a little left of field. However, several people have called a hotel home – including the writer who loved the way of life and meeting a variety of interesting people by way of the business and building. Other hotel-as-a-home dwellers include: Actor Keanu Reeves; Former Vice President Al Gore; Aviator Howard Hughes; Playright Tennesee Williams; Actor Omar Sharif; French Fashion Icon Coco Chanel; American General Douglas MacArthur and many, many others. Indeed in the world of hotels, there ae a remarkable number of “permanent” residents. It is a very interesting way of life. Here is a thought, and there are more folk than you might think that follow this route – it is often more economical to stay, for example, in a London Hotel on a long term basis than either pay a very substantial capital city rent or mortgage on a small London flat. Just out of interest, if you live in a big city, perhaps spend a few moments working out the arithmetic of this for your own situation – house or hotel – pros and cons. An illuminating exercise.

Location: The Theatre Royal, 1A Wards End, Halifax, HX1 1DD.

Tenure: Freehold.

Guide: £300,000 (earlier guide £300,000 – £350,000) Failed To Sell At Auction 20 Feb 2014.

Unique Location – Unique Property Syndicate ?

 Duntulm Castle Hotel Des Colhoun

Duntulm Castle Hotel, Portree, Isle of Skye (c) 2014 Des Colhoun

Apologies for the hotelish theme this week. A lot of our original subscribers have become quite keen on this style of life. Especially as our Unique Property Syndicates have bought four hotels over the years. If you would like more information about possibly putting together a dedicated Unique Property Syndicate for the Duntulm Castle Hotel, please email:

Click Here To Email The Unique Property Bulletin

Also, more information about the previous hotels we have bought can be found at our sister website …

Click Here For Hotel – Unique Property Syndicate Summary

In the past we would have had perhaps a couple of members that would join in at say £25,000 each; one more at £50,000 each and a couple at £100,000 to make the £300,000 offer, then proceed to renovate and resell. However, changes in legislation require a different approach – otherwise this would have to be a formal public share issue. We have run two plc share issues in the past and that can be a very inefficient and financially expensive way of sorting out funding. The more effective way with the new laws is via syndicate member exclusive ownership of specific parts of a subject building. But that is for the lawyers to structure. If, after you have had a look at our Keil Hotel Syndicate £76,000 profit and would like further detail. This can be provided promptly. Just email us if you would like more information on how past syndicates have worked, and the protocol/rules for future Unique Property Syndicates. These earlier syndicates have made quite a lot of profit, especially when a syndicate property has a sea view! Duntulm Castle Hotel certainly has a sea view – a very nice one indeed. Also, the Keil Hotel Syndicate had to cope with a roofless derelict structure – the Duntulm Castle Hotel has a roof! Plus a fully functional 28 Bedroom Building, and a Detached House, with land. All at a price discounted from £495,000 to £300,000 for the whole lot. That is effectively around £10,000 a bedroom wholesale purchase. With our proposed Hotel Room Ownership project, the retail level on room resale is round £20,000 to £25,000 per bedroom. Worth thinking about? Though given past performance, if our Unique Property Syndicate secured Duntulm Castle Hotel, there is a possibility of a resale of the complete building at a respectable profit. The backup plan being resale of individual bedrooms. For the avoidance of doubt, the first stage is purchase of the whole building by a primary syndicate. Then Plan A = Extensive marketing of the whole hotel for sale. If that doesn’t attract an offer nearer to the £500,000 mark, then a room by room sale for the Plan B.

Trade is mainly from the increasing number of coach parties or those who are on walking holidays as the area provides undisputedly some of the very best walks on the island. The hotel has also been used as a wedding venue in the past. The sale of Duntulm Castle hotel is a fantastic opportunity to build a successful business mainly due to its size and magnificent location and has forward bookings in place for the year. This Hotel was previously listed for sale at £495,000 and has been reduced in order to achieve a quick sale

Duntulm Castle View RSZ

Duntulm Castle View From The Hotel (c) 2014 Scottish Property Centre

Duntulm is a township on the most northerly point of the Trotternish Peninsula on the Isle of Skye. The village is most notable for its coastal scenery along with the ruins of Duntulm Castle which affords stunning views of the Outer Hebrides. The Trotternish Ridge dominates the landscape and offers some of the best hill walking and views on the island. The Hotel is located in the quiet and peaceful setting of North Duntulm, providing the perfect base from which to explore the surrounding countryside or to enjoy some of the best sea angling the West Highlands have to offer. Portree, the islands capital, is approximately 23 miles south and offers a wider range of facilities. Architecturally Unique …

Flood Resistant Design

Waterstudio 2

Watervilla Kortenhoef, The Netherlands (c) 2014 Waterstudio.NL

Several years ago, one of our building projects flooded. A very good friend, who was also a marine engineer with a fine mind and a knack for lateral thinking, suggested we simply raise the floor. It was a little more complex than that. The main ground floor was concrete and we had to take advice from a structural engineer about putting an additional 12 inch high concrete slab on the base, but long story short this is exactly what happened. The next flood came up (temporary – the local water authority were rebuilding the local water drainage system in the town) to the new, elevated door. With some considerable relief, the water did not come into the building. Without the internal increase in floor level, our building would have flooded again.

This is mentioned as, given the worst rainfall in the UK since records began, it would seem almost insensitive to glibly mention flooded homes and possible remedies. So it is from a perspective of having experienced flooding first hand – and the worry that precedes this that we include a few words and also an unusual home design.

 Waterstudio 1

 Elegant Lines – & A Basement ! (c) 2014 Waterstudio.NL

For those who have some rawness, or concern about this issue, we happened across an architect in the Netherlands, Koen Olthuis, who specialises in finely designed homes that float. Of course the geography of Holland, and the land-below-sea-level issues that exist there, means it is an very good place to go and find some interesting solutions. For what it is worth, this may very well be an important relationship between Holland and Britain in the coming years – how to design newbuild homes in the UK that can withstand the rigours of flood risk. So this edition of the Bulletin we feature one of several elegant solutions from the architect firm of Waterstudio NL and Koen Olthuis.

This watervilla has its ground floor very near to the water level. By using a lot of glass almost every space on the ground floor offers a spectacular view over the water. The surroundings can be enjoyed from the spacious roof terrace as well. Underneath the ground floor there is a full storey under the water level, where bedrooms and the bathroom are situated receiving light from internal divides.

Location: Wherever there is a suitable waterside berth with appropriate planning permission.

Tenure: Depends upon location. Would probably be full ownership of the houseboat. Whilst the wharfage could be freehold or leasehold.

If you think the Bulletin should feature unique berths for sale in future editions, please email us.

Guide: Varies. Please contact the architect directly.
