Semi Subterranean Water Tank

Former Water Tank Site With Potential

Amlaird Water Tank Design SpaceSix Architects

Amilaird Water Tank, Near Fenwick, East Ayrshire

Copyright Space Six Architects Ltd

This is an unusual project, at a modest guide price, which we featured last year. However at that time it failed to sell at auction. So we are revisiting this genuinely unique property for those Bulletin readers who are either new to the website, or for those who like to locate a possible bargain on the FTSAA list!

This former water tank has been granted planning permission – almost by local acclaim. Indeed one representation from the parish council supported the endeavour asking if it was to be featured on Grand Designs! This truly unique and inspirational concept to re-purpose an old brownfield site to a very interesting place to live is for sale at SVA Auctions.

Auctioneer’s Narrative: A corner site with a large concrete water tank which occupies roughly a third of the property. The tank is circular and extends to 460 sq.m approx with a domed roof and internal volume of approximately 2.5 Million litres. The tank is largely below ground. The site is surrounded by a post and wire fence around two metres in height with pedestrian access gates. The ground that is not occupied by the tank is mostly down to grass.

The planning permission granted is for an extremely interesting two storey house essentially built within the tank, it has been carefully designed for maximum day light. The design results in a spacious house over two floors. On the lower ground floor there are five double bedrooms all en-suite together with a lounge. The upper floor is largely open plan with a living room, kitchen, dining room and w.c. Further architects drawings of the proposed development are available from the auctioneers.

Location: Amilaird Water Tank, Near Fenwick, East Ayrshire, KA3 6JG

Guide: £50,000 Sorry, Now Sold – Though we will keep an eye on this one to see if it has been bought by a developer who will build it, and then resell.

Treetop Garden Office – Just For Fun

The Lookout Treehouse (c) Blue Forest on Unique Property Bulletin
The Lookout Treehouse (c) Blue Forest

Of the many emails we receive each week, there is a steady and reliable stream of folk looking to buy a unique garden-office. Such is the direction of travel made by technology that more and more people are working – via the internet -from home.

So there is an increasing demand for home-offices. Places where the commute from the main home is only a minute or two, but also where there can be some demarcation between the domestic living environment and the place of work. Rather than invading your living space with breeding computers and magically self-reproducing paperwork etc.

This edition we include one of our favourite structures, built by a long term guest to the Unique Property Bulletin – Blue Forest Treehouse Builders.

Whilst the particular treehouse above, complete with fireman’s pole, rope ladder and trapdoor – lots of fun things, is aimed for use by the younger generation, Blue Forest design and manufacture a remarkably broad range of tree retreats, including places suitable for use as a home-office. Explore their range…

Location: Up your tree!

Guide: £POA Tree Houses are unique and bespoke. Quotations for your tree to have an abode in the air are available on request via Blue Forest & Co.

Further Details: Click Here for lots of interesting pictures of how this tree house is structured, access, and design detailing.

FTSAA Church

Possible 18 Dwellings Project

Former St Mary's Church, Commercial Street, Morley, Leeds, West Yorkshire, LS27 8HY
Former St Mary’s Church, Morley, Leeds, West Yorkshire

Firstly, this property is an FTSAA – a Failed To Sell At Auction building. Which often means the price is negotiable – in favour of the buyer. In other words sometimes owners of these FTSAA properties can be receptive to offers significantly lower than the auction guide, in order to secure a post-auction sale.

Notwithstanding the FTSAA position, this former church has huge potential as renovation and conversion project. It has (albeit lapsed) planning consent for 18 apartments and 4 semi detached houses.

This planning consent was approved on the 13th June 2012 (Application Number 11/03697/FU) for the re-build of the fire damaged former church and a change of use to form 18 apartments and 4 semi detached houses. We understand that this consent has now lapsed on the 13th June 2015. Interested parties should consult with the Local Planning Office, Leeds City Council, Civic Hall, Calverley Street, Leeds, LS1 1UR. Telephone: 0113 2224444.

Set in approximately 1.8 acres.

Please Note: The building has suffered fire damage.

Location: Former St Mary’s Church, Commercial Street, Morley, Leeds, West Yorkshire, LS27 8HY

Guide: £250,000 BUT REMEMBER: This property is an FTSAA – so possibly time to negotiate on price.

Unique Property Syndicates:

Tanera Mór Island: Now 60% On The Way To Success

Individual Detached House + 4 Acres From £50,000 to £240,000

Click On The Picture Above To View Video-Still Presentation For Tanera Mór Island

Since we reinvigorated the idea of the Unique Property Bulletin putting together one of our syndicates to help buy this island, we have gone from 50% likelihood of this bid succeeding (as of 12 July 2015) to 60% by this edition. All thanks to friends and site readers/members who are looking to join in the purchase of ONE of the detached houses EACH (including FOUR private acres to go with every house) on the island. Guided at between £50,000 and £240,000 per house – depending on type and size of property. Please note, the bulk of the island will be placed into a not-for-profit trust dedicated to preserving the nature and vernacular of Tanera Mór Island. Communal access to all of the island by island home owners (excepting each person/family/buy-to-let house & 4 private acres per individual home, The Fish Farm, Post Office & Cafe., etc) will be legally enshrined by the appropriate codicil in each of the individual house Title Deeds.

Further information about the Tanera Mór Island project and the individual houses for sale – solely via the Unique Property Bulletin bid can be found:-

Tanera Mór Island _ Syndicate Bid – Click Here

Please note, the owners of Tanera Mór Island are seeking to sell the WHOLE island in ONE transaction. Whilst our syndicate bid, and members joining are looking to buy SINGLE houses on the island are approaching this from a different viewpoint – to each buy ONE of the 10 houses individually – via coordinated syndicate. It is the job of Unique Property Bulletin and the syndicate solicitors to put the smaller bids together and legally sort out matters so that the current owners of the island achieve their single bid for the WHOLE island, whilst satisfying the 10 individual participating members who wish to buy a single detached house (with 4 private acres of land). It is IMPORTANT to note, that it is Unique Property Bulletin that is arranging the Land Registry title split into manageable single house lots, and enquiries for SINGLE houses should be directed to the Unique Property Bulletin: Please Click Here

An alert reader spotted this genre of tiny house and sent it into us so we could share it with other Bulletin readers looking for a solution to garden rooms. Though this particular project appears more directed to exploring. Still it has the all important wheels, which, given UK planning laws, renders a certain attraction should you need that extra bedroom in the garden for friends and family who come to visit.

Rattray Head Lighthouse Buildings: Now 40% On The Way To Success

Individual Lighthouse Keepers’ Houses From £79,000 Lighthouse Cottages, Rattray Head, Rattray, Peterhead.

Lighthouse Cottages, Rattray Head, Rattray, Peterhead, Aberdeenshire. AB42 3HA.

A quick update on the Rattray Lighthouse Keepers’ home sales. There has been reasonable progress, albeit not at the speed we would like – bit sometimes, good things take time.

The current position is we have firm interest on TWo of the FIVE individual properties. Though it should be mentioned that the owners of the lighthouse keepers’ compound at Rattray Head spent a lot of money converting the former Principal Keeper’s House and the First Assistant Lighthouse Keeper’s house from two smaller homes into on big house. So whilst this could be converted back to TWO dwellings, it is currently a big house 5 bedroom and might suit someone to keep it in that configuration.

Further information about the Rattray Head Lighthouse syndicate bid, and the individual houses for sale – solely via the Unique Property Bulletin bid can be found:-

Laddingford Farm Oast, Laddingford, Maidstone, Kent, ME18 6BX

Featured back at 4th January 2015 our selection for Bulletin Fishing this edition is the Bullion Oast House. It is still for sale, and even better news for our readers – has had a lump knocked off of the price.

The vernacular is regular favourite amongst Bulletin reader emails are the relatively rare former Oast Houses. Also quite a disproportionate number of our readers appear to be looking at Kent to buy. Out of curiosity does anyone know why? With regards to the Triple Oast building currently for sale here, it may be an attraction to the circular rooms that come about upon conversion of these interesting structures. Or possibly the pleasant aroma of saccharification enzymes – ingredients for New Year and special occasions – that make them such enjoyable unique places to call home!

This property has three towers which makes it that extra bit special. Attached to a timber frame barn which provides excellent accommodation. There is the benefit of an indoor swimming pool and a separate studio with adjoining garaging. Internally the accommodation is well presented with some exposed wall and ceiling timbers, some full height windows to the ground floor, Travertine flooring and attractive radiator covers. The house is set in a delightful garden with established planting which provides a high degree of privacy.

Location: Bullion Oast, Laddingford, Maidstone, Kent, ME18 6BX

Previous Unique Property Competition

May & June 2015: The Answer

A thank you to one of our favourite readers, and fellow property eccentrics – Sam – who came up with a good suggestion. That we let folk know the answer to competitions. Dozily we hadn’t even reckoned this might be of interest. Almost 4 years of online competitions and we are finally getting around to remedying this. So here is the answer to the last competition’s guess the location photo of a very obscure brick building with the cryptic clue…

“An Iconic View – But Not Too Far”

This is of course a reference to the film A Bridge Too Far.

The Forth Rail Bridge

The View From Our Competition Building: May & June 2015 (c) Unique Property Bulletin

Reverse-engineering the clue might have helped you find the location of the small building on the nearby shore that we featured as our competition quiz during May and June 2015. The view from that little building is of the Forth Rail Bridge – which has, incidentally just been awarded Unesco World Heritage status. Our congratulations to the two winners of this Unique Property Bulletin competition.

Whoever ends up with that unusual property (the small building, not the big bridge), will have one of the finest engineering views in the country. Genuinely iconic.

Now onto the next competition….

GMDSS Tech Releases Rare Lighthouse TOWER For Sale

Hartland Point Lighthouse Tower & Keepers House For Sale - Photo Ruth Livingstone

Hartland Point Lighthouse Tower & Keeper’s Cottage For Sale – Bideford, Devon

Photograph Courtesy of Ruth Livingstone

This is a very rare find. A former lighthouse TOWER and a lighthouse keeper’s dwelling for sale. The towers seldom come up for sale. The reason that a few do slip gently onto the sale market is mainly due to technology. The introduction of global positioning systems and protocols. This technology is everywhere now. For example: GMDSS and Marine Traffic to name but two. A type of a SatNav for the high seas. The result? Former lighthouse towers that have shone beacons of safety warning the ships that pass of hazards are rendered to a great extent, redundant. Even the smallest of vessels now have positioning kit aboard, along with computerised depth measuring equipment and electronic versions of the old Admiralty Charts that have become such a visual iconography of both Merchant & Royal Navy seafarers – just as the famous Harry Beck 1931 design of the London Tube Map has become almost as ubiquitous to London as the big red buses and black taxi cabs.
