Carbisdale Castle

A Heads-Up Alert For Our Readers

AAA Carbisdale Castle Jeff Collins Carbisdale Castle (c) 2014 Jeff Collins

Carbisdale Castle, Culrain, Sutherland, IV24 3DP

For all of our castle aficionados, here is a cracker of a fortified leviathan reportedly on the horizon that is likely to be placed for sale. Not quite an exclusive, but we hope you have heard it here first. We also wish you luck in any effort you may make to buy it.

Though it may come with a bill for repairs and renovations. The Scottish Youth Hostel Association are, at the time of writing, yet to formally instruct an estate agent.

We will keep our Bulletin readers updated on this castle for sale. But just know it is important to give anyone interested in buying something of this ilk the “heads-up”

This stunner is reported to be coming up for sale at a price tag around £1,200,000.

FTSAA Tillymints

A Nursery For Growing Unique Property Dreams

 AAA Nursery

Former Tillymints Day Nursery, King Street, Winterton, Scunthorpe, North Lincolnshire, DN15 9TP

A Failed To Sell At Auction property – 22 July 2014. Originally for sale through normal channels at £265,000. FTSAA is good for the buyer’s position. Sad for the seller. Especially as this is being handled by a fixed charge receiver: A vacant former children’s day nursery extending to approximately 260.03 sq m (2,799 sq ft) offered on the instructions of T Perkin & T Webb of CBRE acting as Fixed Charge Receivers

Somewhere out there a property buyer stands a good chance of purchasing a significant amount of land and buildings to create a possible unique home – subject of course to the planning permission protocols for acorns. Sorry bad pun. Don’t forget, it is also possible to consider a unique lifestyle choice where you may apply for Planning Permission to use part of the former commercial premises for mixed use. A home in one part of the building and a business in the other part. Save a fortune on the commute to work bill, let alone a significant improvement in quality of life.

Current Guide £125,000

Your Unique Home Design?

Certainly A Unique View !

AAA Seabreezes Building Land View

Seabreezes, Bettyhill, Thurso, Sutherland, KW14 7TD.

Incredibly Low Guide For Freehold Building Land: £20,000

The Photograph Above Is The View FROM The Building Plot For Sale.

This is almost a quarter of an acre of beautiful building land. A fully serviced plot ready for your own unique design to go on it. There was previously FULL Planning Permission for a 4 Bedroom Luxury Detached House. However, this FULL Planning Permission has lapsed. There is still valid and enduring OUTLINE Planning Permission on this site for a residential home to be built. But the current owner of this almost quarter acre building plot is not resubmitting the FULL Planning Permission as it is likely any new owner would like their own bespoke and unique design of newbuild put onto this picturesque building plot.

Please Note: For the purposes or clarity and absolute disclosure, this piece of land is owned by a family relative of one of this websites volunteers.

Guide: £20,000 [£24,000 would guarantee it for you]

FTSAA Development Potential

AAA Tregarth MAIN Potential

Pant-yr-Ardd, Tregarth, Bethesda, Gwynedd, LL57 4PL

A vacant three storey former public house and adjacent car park with development potential on a site of approximately 0.19 Hectares (0.48 Acres)

We have featured these sorts of former public houses before as they often represent very good value for money. This is an FTSAA – Failed To Sell At Auction. It also has the capacity to provide a unique lifestyle. A home to live in, plus a commercial part to work from. It could stay as a public house, or you could follow our lead and make it into an internet cafe and coffee shop. This is our example..

Real Dragons’ Den: Closed Pub To Coffee Shop & Internet Cafe

In our case the new coffee shop became very busy and we nearly couldn’t cope. Though there are always risks with these things.

The guide price – less a drop in the amount if you haggle the price well, could mean you have an interesting adventure with this tidy building.

Guide: £140,000

FTSAA Old Pub = 10 Flats

AAA FTSAA Old Pub II

The Former Merrie England, 54/56 St Huberts Road, Great Harwood, Accrington, Lancashire, BB6 7AF

A vacant two storey corner located public house with planning consent for 10 apartments on a site area of approximately 446.30 sq m (534 sq yards).

We just couldn’t resist listing another old closed pub this week. Though a slightly different proposition. The physical building represents an interesting development structure. Planning Permission to build 10 flats.

It is also a Failed To Sell At Auction property and at the guide represents seemingly good value for money. At least worth studying the auction pack, location and numbers

Guide: £70,000. Remember This is an FTSAA

Unique Property Competition

For this month, and in light of the recent Bulletin editorial about these miniature wonders leading to real finds of the unique variety, the Unique Property Bulletin competition prize is a unique model...

Architecturally Unique

Unique Architecture

AAA Unique Property Bulletin Competition and TV Project

Another Competition

Wow. Last week we featured a unique piece of architecture and sought answers to a competition to help find the architect. We hadn’t realised how many readers visit the Bulletin with such a broad range of knowledge. Thank you to Andrew by the way for emailing a wider angle photograph of the close-up that we featured in this spot last week. Thank you to everyone who emailed in. You are a brilliant bunch.

So far we have 18 correct-ish answers. But we still cannot get hold of the architect. If you study these truly unique homes and a little of the history you may gather why. Not just the reason why the name and functional adddress of the architect might be a little problematic, but the location of the above presents problems in translation!

Anyways we are continuing the search this week. The main reason is a researcher from a well know television programme contacts us annually around about now for candidate properties for their next series. We really would like to see one of these amazing structures pictured above brought back to life here in the United Kingdom. For that matter we would love to either live, or at least spend a holiday in one.

So the competition continues. Worry not, the modest note is still safely sitting stuck to the side of the computer, and a neat pile of Unique Property Manuals. Runners-up also get a prize. More modest, but the first 25 correct entries after the fifty squid note has been won will recieve a copy of the Unique Property Manual.

Competition Question

The first persons to email in the name and a functional address of the architect who designed this wins either a:

Competition Prize - Unique Property Bulletin Or Runners-Up Also Get A Prize: More Modest But Every Correct Entry A Winner – From A Pile Of 25 Copies:

Try Before You Buy

The property included within the try-before-you-buy section of the Unique Property Bulletin – is NOT for sale. Our endeavour is to provide a sample, and actual experience of what it would be like to live in any particular genre of unusual abode. This specific listing is for a short-stay break. Our offering this week is:

Belle Tout Lighthouse

Holiday Experience

 AAA Belle Toute Simon Carey

Belle Tout Lighthouse Holiday (c) 2014 Simon Carey

This week with the Dunnet Head former lighthouse keeper’s house for sale we thought it might be an idea to feature our regular try-before-you-buy in a similarly unique and beautiful place. So our recommendation for this Bulletin is to take a short holiday at the marvellous Belle Tout Lighthouse where availability of holiday accommodation can be checked at:-

http://www.belletout.co.uk/availability.html

Just look at the occupancy rate !!!

The Dunnet Head Lighthouse Compound details can be found at:

www.lighthousesforsale.co.uk

… which also has a healthy lighthouse rental element being expanded on our website pages.

The room rate at Belle Tout Lighthouse starts at around £145. Further room pricing details at:-

AAA Belle Toute Simon Russon RSZ

Belle Tout Lighthouse Holiday (c) 2014 Simon Russon

A short holiday visit to the Belle Tout Lighthouse might inspire you to go north, all the way north! To look at buying a very rarely available single house in a lighthouse compound. We have two of the three buyers currently in place and only need one more to complete the triumvirate.

Unique Property Bulletin Editorial

All Our Yesterdays

Could Be Your Unique Tomorrows

Flint Mill HEADLINE UPB

Flint Mill, Whinns Lane, Thorp Arch, Wetherby, West Yorkshire, LS23 7AL.

This week we have a brief wander down memory lane. To illustrate, in the best way possible, how checking out the back copies of the Unique Property Bulletin can be very productive. Not least, for example, but one of the Bulletin editorial updates in this All Our Yesterdays feature shows a £505,000 discount off of the earlier quoted price. So as well as mining a free resource that could help you find your unique home, delving into our back issues online and FREE could save you a small fortune.

We start at the most expensive property that jumped off of an OLD page of the Unique Property Bulletin

 Flint Mill UPB1

Flint Mill, Whinns Lane, Thorp Arch, Wetherby, LS23 7AL.

A magnificent riverside estate with 67 acres in an enchanting woodland setting, with a renovated mill home, spectacular 13,000 sq ft vintage car museum, fabulous indoor pool, two luxurious guest/staff cottages and 4,600 sq ft agricultural building. Miniature railway and floodlit weir. Riparian rights.

Was £4,500,000 – for sale since February 2013. NOW: £3,950,000.

That is a £505,000 DISCOUNT in just over 10 weeks.

If this is in your particular budget range and property style, perhaps an offer at £2,950,000 might get you a marvellous surprise.

Lots of interesting photos in this online brochure …

Point Lynas 1

Point Lynas Lighthouse, Llaneilian, Anglesey (c) 2013 Williams & Goodwin

Originally placed for sale in July 2010 by the current owners for £1,500,000 …

http://www.bbc.co.uk/news/uk-wales-10777054

… the price has gently descended to £1,375,000.

That is a price DISCOUNT of £125,000

We are considering a gentle letter to the owner of the Point Lynas Lighthouse Compound to see if there may be mutually beneficial progress to be made in three or four of our Bulletin members joining together and each buying one of the houses for sole ownership by them via a Unique Property Syndicate. Thereby co-ordinating a sale/purchase where all participants end up with a good result.

More news as we receive it. Just keep an eye on future editions of Unique Property Bulletin.

P.S. We love the Island of Anglesey. One of the finest in the British Isles.

The road across to Anglesey is pretty unique too…

Dorinish Island in Ireland, Once Owned by John Lennon

Formerly John Lennon’s Dorinish Island (c 2012 Sherry Fitzgerald Agencies

This small island was once so unique it caught the eye of Beatles legend, John Lennon, who purchased the island in 1967 leading to it also become widely known as Beatle Island. Dorinish was uninhabited when John bought it from Westport Harbour Board and he was granted planning permission (since lapsed) for a holiday home. In 1984 Yoko Ono sold the island, four years after John’s death. Dorinish went to the current owners for around £30,000.

In 2012 the price sought was around 300,000 Euros. However with the property market in Eire being “challenged” to say the least, and also the long passage of time this island has been floating around for, it might well be productive to contact the estate agent and ask if there is any “flexibility” in the guide price?

After all the original purchase was just £30,000. Albeit 30 years ago. Even so, the current owner may be willing to reduce their Beatle island windfall. Unless they are waiting until When They Are 64 – and perhaps leaving the Bucket List a little late in the day to spend these pennies on.

Please consider emailing us to advise how you get on?

Guide: Euro 300,000 = Approximately £247,000 as at March/April 2014.

Hopefully this week’s All Our Yesterdays has shown a principle, and made a case well? Our previous Unique Property Bulletins’ are a source of much information for all of our readers, visitors and friends. It has been a delight selecting just six unique properties that are STILL fully available for sale. Many at a substantial discount in price. There are many, many more unique properties the deeper you go into the archives that we have online.

So with this relatively short editorial we wish you all the success in the world. Now perhaps you might be inclined to click on a few “Previously On Unique Property Bulletin” links as featured at the foot of every one of our editions.

Kindest regards,
