Unique Property Bulletin 17 August 2014

Is “Uniquest” A Word?

AAA No 1 Thames Headline Stefan Czapski

No 1 The Thames, Sheerness, ME3 0GT (c) 2014 Stefan Czapski

Former Grain Tower. Subsequently WWII Defence Fortification.

If uniquest is a word, then it may very well be applied to this. Of course we are mangling grammar and the language lexicon. Apologies. But the above property is definitely within our top ten favourites for 2014.

No 1 Thames John Walton MAIN

A Low Tide Walk To Something Truly Unique (c) 2014 John Walton

As for the source of this unique find? We just love folk who share unique properties. One of our regular readers, actually friend would be a more suitable word – sent in this property to contribute and consider featuring. When we first glanced at the email: “No 1 Thames”, we thought it might be an urban terraced property, with perhaps a facade that may be a little unusual. As a variation of the old book by it’s cover saying might go – you should never judge an email by it’s subject line !!!

Canalside For Cash

AAA Canalside Project Building - Unique Property Bulletin

Adjoining Friars Bridge, Pelsall North Common, Pelsall, Walsall, WS3 4BP

Not a lot of cash is sought for this interesting property with a fairly rare location. A freehold derelict former Gauging Stop and Toll House adjoining the Wyrley and Essington Canal.

Someone is going to buy a fabulous, creative project and at an amazing canalside location.

If you buy this, please let us know?

It will be really interesting to see how you get on with this. Were it a bit nearer to us, we would definitely be waiving at the auctioneer.

Guide £7,000. Yes you read that correctly: £7,000.

Pump or Phone?

AAA Balandro Pump House or TRS Stanley Howe

Johnshaven TRS, By Balandro, Near Montrose, DD10 0PU (c) Stanley Howe

This is a unique property that is to be sold by one of our favourite auction houses – SVA run by our good friend Shaun Vigers. This week we can feature amongst the candidate properties, this fine building with a marvellous view. A Telephone Repeater Station. One that our volunteers and contributors to the Bulletin have passed many times and wondered if and when it might be for sale. Well now it is.

AAA TRS Balandro

TRS or Pump House? Exquisite Sea View (c) 2014 SVA Auctions

Though there seems to be some genuine confusion as to what might have been. The auction listing states Telephone Repeater Station. Local information and local folk infer it is a Pump House.

Whatever else, it has the credentials to make a unique home. Especially with the glorious sea view. For those of a political view, it also has a “West Wing” !

Signalling Plans

AAA Signal Box RSZ Jonathan Billinger

Signal Box, Mill Road, Murrow Parson Drove Wisbech PE13 4HF

This is a fairly solid price being sought. But this former Signal Box does have planning permission which helps to save a lot of hassle. Planning usually accounts for some “uplift” in price level. Though from our understanding the price also includes significant progress on a one bedroom conversion already undertaken, with planning permission to extend is size – see the weblink below for architect’s impression/drawing. So this Signal Box looks like a worthy contender to study in more detail. We do know a lot of our readers have a desire for Signal Boxes from the significant number of emails received about them. Almost a disproportionate amount. Not totally sure why these diminutive buildings should hold such an appeal. Answers on a postcard!

Here is a vacant former boarding school – the main building part – in Stanley town centre extending to approximately 884.99 sq m (9,526 sq ft) with development potential.

FREELANCE CONTRIBUTIONS

If you would like to help the Unique Property Bulletin, and have the ability to write a FULL edition [with a little technical guidance if needed] please get in touch via our:-

Contact Page: Please Click Here

Typewriter Underwood Classic

It would be VERY helpful if any potential contributors had a working knowledge of the internet WORDPRESS operating system.

Also, there is a modest “honorarium” that will be paid for new contributions. It isn’t a huge amount. Yet! Though our intention will be to grow this “honorarium” as the readership of Unique Property Bulletin grows.

More detail on this appears below in this week’s editorial.

[Please note if you have been in touch with us about this before, we haven’t forgotten you. We have a precious list of emails to write in the next few days to folk who have already corresponded on this subject. Though if you don’t hear from us one way or another in the next few days, by all means drop a reminder message in our direction. Thank you].

Antique Chimney, Mill & Lifesyle

AAA Antiques Chimney and Mill

Union Mill, Watt Street, Sabden, Clitheroe, Lancashire, BB7 9ED

An interesting lot. Perhaps it might fit on your own personal roadshow of building candidates to buy? This old mill has a new use and being for auction may have a newer life to come. Ideally as a home and work enterprise with a good living into the bargain.

Guide: £750,000. A handsome guide, but a lot of lum for the lucre.

Architecturally Unique

Please note, each week we feature the work of a unique architect. These properties are NOT currently for sale, but are included to help inspire readers as to the talent that abounds when a good architect’s mind meets the imagination of a unique property person, and something that little bit special is created by the synergy.

Deepstone

AAA Unique Architect Simon Winstanley

Deepstone (c) 2014 Simon Winstanley Architects

This example of contemporary architecture is located on a spectacular site overlooking the Solway Firth. Initially a steeply sloping, former quarry in a National Scenic Area.

The first floor forms the public living accommodation with external terrace facing the sea, the ground floor contains the private bedroom and bathroom facilities and the lower floor contains the garage and main entrance. The base of the quarry is the only flat part of the site and this is used for car access and the entrance to the house.

Unique Property Bulletin Editorial

Unique Property Bulletin

Freelance & Frequency ?

Readers Advice Sought Please

UPB Paper Format Ser3 Ed9

The Old Paper Version: Now Totally Online.

Would You Like To Join The Bulletin As A Guest Presenter?

Last week we asked for reader feedback about how the Bulletin should evolve given current circumstances.

We have been humbled by the kind and thoughtful responses. So many people have emailed that it has been uplifting in a way not easy to put into words.

Wise counsel from friends, readers, property buyers and sellers who all visit the Unique Property Website. To all who have emailed in we say a heartfelt:-

Thank You

This week’s edition is fairly short. A more detailed narrative is on the dedicated webpage:-

Future and Frequency Details: Click Here For More Information

We are still inviting comments on format and frequency. As well as applications from any freelance or potential freelance presenter contributors – currently at a very modest honorarium. Still at a fair and reasonable amount for a few hours of what we have found an enjoyable unique property pursuit over many years. The pro rata level of remuneration is intended to increase as the Bulletin readership grows as well.

So far we can distil the received wisdom from the last few weeks into the following future format of the Unique Property Bulletin:-

With immediate effect and until 31st December 2014 we will be going from a WEEKLY to a FORTNIGHTLY issue of the Unique Property Bulletin. This is to allow the volunteers some time to catch up with various duties, and the founder to get better following recent surgery.

Between now and the end of the year we are inviting “Guest Presenters” to join us. Folk who are able to assemble a completed edition of the Unique Property Bulletin. It would be very helpful if Guest Presenters have a working knowledge of the very popular “WordPress” operating system – though not mandatory as it is not beyond the reach of we current dinosaurs to understand, so new, more computer savvy entrants may find a new computer operating system a breeze to get to grips with.

The aim is to gently fill in the alternating weeks when the Bulletin is not scheduled to have an edition published. So that by the end of the year we will be back to the weekly frequency for every 9pm Sunday night edition.

As indicated, there will be a modest “honorarium” paid on a freelance basis to new “Guest Presenters”.

Topicality & The Ability To Write Unique & Interesting Articles Is Key

If you would like to receive further details on the how, where and when of becoming a “Guest Presenter” for the Unique Property Bulletin, please just email us and we will be in touch:-

Click Here For Our Contact Page

Recently, we were delighted when Louise joined the Bulletin and is now the presenter of our Facebook facility. The results on the new Facebook Unique Property Bulletin page have impressed everyone at this end of the Bulletin. From our regular mailbag, there has been a very favourable interest in this new Facebook presence, expressed positively by many readers of this website.

In a similar way to our new, and very welcome “Facebook Presenter”, we are hoping have one, two or more “Guest Presenters” to help with the assembly of the MAIN Unique Property Bulletin website editions so as to help balance the current volunteers, and secure the future frequency of this website returning from the new FORTNIGHTLY edition to the weekly version as soon as we are able. Plus it would be good to increase the gene pool of writers on the website. Bringing in some fresh talent from different perspectives to share with everyone our passion for the property all around us that hold uniqueness is a prime element and raison d’être for this website.

Very best wishes and sincere thanks,

The Unique Property Bulletin Team

IDEAL:-

The undernoted qualities for “Guest Presenters” are ideal – but not absolutely mandatory – as much can be learnt/studied via Youtube Tutorials, and our own “site specific” guidelines that will be relayed:-

1] WordPress Website Operating System Knowledge

2] Wordpro Wordprocessing System Knowledge

3] Picture Resizing Ability (each under 100kb)

Again we must emphasise that the above knowledge is ideal but not compulsory. If we dinosaurs can learn how to manage a website then 99% of our readers will be ahead of us. We can certainly arrange guidance and help on these computer protocols if and when needed. So worry not. What is essential is that you have a PASSSION for sharing unique property and can put this into words.

IMPORTANT:-

4] We cannot repeat this enough. Guest Presenters must have an interest in, and ability to narrate a unique property, topical article of between 1,000 and 3,000 words per edition. There are 1,001 candidate topics to get you going, if a subject for any given edition eludes you.

5] The best Guest Presenters as favoured by readership responses will likely end up with a long term invite for a regular permanent spot. Though Guest Presenters have the option to decline as this is a course an arrangement based on mutual agreement and time availability. Some folk may just want to try one or two editions. Some may enjoy the experience and come aboard on a long term basis.

6] It is also advantageous to be able to sleuth out unique property for the regular 6 unique properties and the Unique Architect plus Try Before You Buy slots.

Though don’t worry too much on this. The main importance is putting together a topical and interesting article. We have between 30 and 40 unique property candidates coming in each week, so if you have any shortage at any given time, we always have extra and can pass these across to help Guest Presenters complete their edition of Unique Property Bulletin.

7] Payment. This will be at our standard rate of £7.50 per hour with the average Bulletin taking 4 to 5 hours. So between £35 to £45 per edition. Possibly long term maximum freelance at around £1,000 per annum. Not a huge amount, but significantly more than our current volunteers are remunerated at. Though in fairness, for several volunteers, there have been significantly larger dividends from other Bulletin inspired areas, as can be evidenced by:-

AAA Solicitors Statement of Account 1998

6] Last but not least, don’t worry about the byline. You are welcome to use your own name, A pen name, nom de plume, or pseudonym. This is entirely by personal choice. We will help you turn one of these…
