In the past we would have had perhaps a couple of members that would join in at say £25,000 each; one more at £50,000 each and a couple at £100,000 to make the £300,000 offer, then proceed to renovate and resell. However, changes in legislation require a different approach – otherwise this would have to be a formal public share issue. We have run two plc share issues in the past and that can be a very inefficient and financially expensive way of sorting out funding. The more effective way with the new laws is via syndicate member exclusive ownership of specific parts of a subject building. But that is for the lawyers to structure. If, after you have had a look at our Keil Hotel Syndicate £76,000 profit and would like further detail. This can be provided promptly. Just email us if you would like more information on how past syndicates have worked, and the protocol/rules for future Unique Property Syndicates. These earlier syndicates have made quite a lot of profit, especially when a syndicate property has a sea view! Duntulm Castle Hotel certainly has a sea view – a very nice one indeed. Also, the Keil Hotel Syndicate had to cope with a roofless derelict structure – the Duntulm Castle Hotel has a roof! Plus a fully functional 28 Bedroom Building, and a Detached House, with land. All at a price discounted from £495,000 to £300,000 for the whole lot. That is effectively around £10,000 a bedroom wholesale purchase. With our proposed Hotel Room Ownership project, the retail level on room resale is round £20,000 to £25,000 per bedroom. Worth thinking about? Though given past performance, if our Unique Property Syndicate secured Duntulm Castle Hotel, there is a possibility of a resale of the complete building at a respectable profit. The backup plan being resale of individual bedrooms. For the avoidance of doubt, the first stage is purchase of the whole building by a primary syndicate. Then Plan A = Extensive marketing of the whole hotel for sale. If that doesn’t attract an offer nearer to the £500,000 mark, then a room by room sale for the Plan B.

Architecturally Unique …

Flood Resistant Design

Several years ago, one of our building projects flooded. A very good friend, who was also a marine engineer with a fine mind and a knack for lateral thinking, suggested we simply raise the floor. It was a little more complex than that. The main ground floor was concrete and we had to take advice from a structural engineer about putting an additional 12 inch high concrete slab on the base, but long story short this is exactly what happened. The next flood came up (temporary – the local water authority were rebuilding the local water drainage system in the town) to the new, elevated door. With some considerable relief, the water did not come into the building. Without the internal increase in floor level, our building would have flooded again.

This is mentioned as, given the worst rainfall in the UK since records began, it would seem almost insensitive to glibly mention flooded homes and possible remedies. So it is from a perspective of having experienced flooding first hand – and the worry that precedes this that we include a few words and also an unusual home design.

For those who have some rawness, or concern about this issue, we happened across an architect in the Netherlands, Koen Olthuis, who specialises in finely designed homes that float. Of course the geography of Holland, and the land-below-sea-level issues that exist there, means it is an very good place to go and find some interesting solutions. For what it is worth, this may very well be an important relationship between Holland and Britain in the coming years – how to design newbuild homes in the UK that can withstand the rigours of flood risk. So this edition of the Bulletin we feature one of several elegant solutions from the architect firm of Waterstudio NL and Koen Olthuis.

This watervilla has its ground floor very near to the water level. By using a lot of glass almost every space on the ground floor offers a spectacular view over the water. The surroundings can be enjoyed from the spacious roof terrace as well. Underneath the ground floor there is a full storey under the water level, where bedrooms and the bathroom are situated receiving light from internal divides.

Location: Wherever there is a suitable waterside berth with appropriate planning permission.

Tenure: Depends upon location. Would probably be full ownership of the houseboat. Whilst the wharfage could be freehold or leasehold.
