Red Hot Property
Summerbridge Fire Station, Harrogate, North Yorkshire (c) 2014 Roy Pugh
This week we start with a property that is filled full of hot potential. In fact there is a very nice shiny red item at the end of this initial listing which you might like to add and adorn the outside this building. By way of a little colour and homage to the sterling service a structure like this has provided the community over the years.
Personally, I would by both items. The only thing missing is a pole to slide down on the inside of the building. Whatever else this looks like an interesting prospect to transform into a unique home – subject of course to planning permission.

GPO-BT Repeaters: £10,000 Guide
Whickham Repeater Station, Newcastle Upon Tyne (c) 2014 Roy Pugh
With the improvement of hardwire telecomms technology, these BT [formerly GPO] Telephone Repeater Stations [TRS] which are scattered all over the United Kingdom are no longer needed. Their original purpose in acting as an exchange and/or signal strength amplification functionary has been bypassed. Now as a result of the improved technology, these curious buildings are being declared surplus and sold off in droves. A decent sized building, along with a reasonable plot area can be bought for a few grand. Land is also important as some TRS sitescan be fairly postage stamp sized. Fortunately, this one has a fair lump of ground:
Whickham TRS – Off Street Parking Can Be Important (c) 2014 Roy Pugh
The trick of course is to find a new use for them. We have our own views, and will probably test one of these in the future. Some folk are lucky enough to persuade the local planning authority for change of use permission to a residential unit. Though one of the important things to ensure is clear access to the main highway….

Engineering Telecommute Phoenix?
Former Engineering Works, Halifax (c) 2014 Eddisons
Sadly this is another bankruptcy job. A depressingly familiar story in the engineering sector. Though, as with the phoenix, there is scope to refurbish and reinvent this structure. Possibly a mixed use with a home with your place of work being incorporated within the same structure. As our sister website narrates – a Telecommuter Home.
Auctioneers Description: Vacant prominent former engineering workshop in need of refurbishment. Approximately 377.91m2 (4,068ft2). The property occupies a prominent position along South Parade at the junction with Prescott Street on the periphery of Halifax town centre. South Parade connects with the A629 Skircoat Road which provides access to the motorway network via Junction 24 of the M62 approximately five miles distant. Properties in the immediate vicinity include Volkswagen Skoda, The Shay football stadium and Eureka children’s museum. Halifax train station is also located within close proximity.
The premises comprise a stone built property having a dual pitch slate covered roof. Internally the premises benefits from a solid concrete ground floor, fluorescent strip lighting, offices and WC facilities. Loading access is provided directly from Prescott Street via timber loading door.
Location: The Former Johnston Engineering Premises, 14 South Parade, Halifax, HX1 2LY.
Tenure: Freehold.
Guide: £70,000 – Lot 215 – Scheduled Auction 10th April 2014 – Remember FTSAA if you see this after the auction date.

Dorinish Island Update
Formerly John Lennon’s Dorinish Island (c 2012 Sherry Fitzgerald Agencies
We heartily recommend utilising the “Previous Bulletin” blue-ink click-link at the foot of this page. It is a way of researching several previous editions of the Unique Property Bulletin. The current property sector is shifting from a buyers to a sellers market. Meaning of course as buyers start to exceed the available number of properties for sale, they will need that extra edge to find and secure a truly unique place. If you go back far enough in the previous Bulletin to data mine property, you can come across eye catching things like Dorinish Island, which was owned by Beatles musician, John Lennon, who purchased the island in 1967 leading to it also become widely known as Beatle Island. Dorinish was uninhabited when John bought it from Westport Harbour Board and he was granted planning permission (since lapsed) for a holiday home. Yoko Ono sold the island after John’s death to its current owners. in 1984, four years after Lennon’s death, Yoko Ono sold the island to its current owners for around £30,000.
In 2012 the price sought was around 300,000 Euros. However with the property market in Eire being “challenged” to say the least, and also the long passage of time this island has been floating around for, it might well be productive to contact the estate agent and ask if there is any “flexibility” in the guide price? Please consider emailing us us to advise how you get on? The Unique Property Bulletin Bus adventure seems to be back on the radar and it would be an utter delight to visit Ireland and meeet some of the unique folk on the emerald isle again.
Agency Description: Dorinish is made up of two small islands, Dorinish Beg and Dorinish More, joined by a natural stone causeway and measures 19 acres approximately. Both islands are currently used for grazing sheep who share the island with a wide variety of sea birds including puffins, cormorants and terns. Dorinish can be reached in about 15 minutes from Rosmoney, Murrisk and Lecanvey Piers.
Location: Dorinish Island, Clew Bay, Westport, Co Mayo, Ireland.
Tenure: Believed to be Freehold.
Guide: Euro 300,000 = Approximately £247,000 as at March/April 2014.

Quirky & Curious
The Laurels, Five Ash Lane, Tonbridge (c) 2014 Harpers & Hurlingham
From a Unique Property Bulletin reader “Are there any more quirkier homes please?” We delight in reading through the very welcome emails that come into the Bulletin office, but are not sure what the exact definition of quirky is when it comes to property. In estate agency terms – and it is important to note this website is not an estate agency – we have this listing under the “quirky” column. Perhaps the reader who emailed earlier would let us know if this is their preference? Thanks.
Agency Description: This delightful, quirky detached property sits in the centre of it’s own grounds, occupying a rural position near the hamlet of Marden Thorn situated between the villages of Marden and Staplehurst.
The unique accommodation consists of a double aspect sitting room with open fire and bay windows, a dining/family room with bay windows and fireplace, a kitchen, a boot room, a cloakroom and a double bedroom with shower and washbasin on the ground floor. On the first floor there is a master bedroom, two further bedrooms and a family bath and shower room.
The Laurels – Interior (c) 2014 Harpers & Hurlingham
The gardens wrap around the house providing lawns, vegetable garden, a large decked terrace, bbq area and an above ground swimming pool (with electric and solar heating) and extra patio. Within the garden there is a self contained office/studio with it’s own power, telephone lines and kitchen. Through the gate is the double detached garage with eaves storage above and electric up and over door. There is also a substantial detached workshop with power, lighting and more eaves storage. The out buildings are all alarmed. In front of the garage there is off road parking for several cars accessed by the private lane shared by one other property. As the house is in the centre of it’s grounds the Sun is on the gardens from sunrise until dusk. The property is a short drive from the mainline station and also benefits from being located in the much sought after Cranbrook School Catchment Area.
Location: The Laurels, Five Ash Lane, Tonbridge, Kent, TN12 0HT
The neighbouring house is even quirkier – but that isn’t for sale just yet !
Tenure: Freehold.
Guide: £645,000.

Architecturally Unique …
Unique Architect – Sculptured Room
The Armadilla Garden Room (c) 2014 Westwood B&B
A very modest offering this week for our unique architect. The reason it appeals at this end of the Bulletin is the thought of having one of these “garden offices” to work from. J K Rowling had a garden office – which we featured in the Bulletin back in 2012 when this wonderful author was selling her amazing home.
Though the upturned boat/armadillo design today appears a more modest endeavour, it is certainly unusual, and perhaps a place to be creative. Especially if you are tapping away at a keyboard connected to an internet website !!! So our Unique Architect for this week is:-
Armadilla Ltd,
The Walled Garden, Rosewell, Midlothian, EH24 9EQ
Tel: 0131 440 1300.
The Armadilla As A Garden Office (c) 2014 Armadilla Ltd
Retailer Narrative: At last! A solution to all who require to work from home (or would like to) but have insufficient space or a poor working environment. An Armadilla A12 Garden Office can be dropped into your garden in a few weeks ready for instant use – simply plug it in! Just think – no commuting or traffic congestion, improved work / life balance, a sense of enhanced wellbeing, heightened creativity, reduced carbon footprint and much more. A quality working environment is essential to achieve and maintain productive work output. Also, is your home office a safe or conducive working environment? Trailing cables, desk height, lighting, background noise and disturbances, family wandering in etc The Armadilla Office is exceptionally quiet and with a choice of desk fittings is ergonomically designed for efficient working. Users comment on the sense of inspiration and creativity when working in their Armadilla.
The Armadilla – Versatile Interior (c) 2014 Armadilla Ltd
Clients and business associates will be more impressed with a professional and discrete environment where discussions can take place in confidence and without constant distractions and interruptions. From the outside an Armadilla doesn’t look like an office. It is more akin to a sculpture which will compliment your garden. It will not normally require planning permission and will cost a fraction of the cost of converting your attic or garage into an office or building on another room. Remember, you can take it with you should you move house.
Location: Wherever You Want – Planning Permission Information
Tenure: Freehold – Subject To Your Land Ownership Status.
Guide: FROM £7,000 plus VAT = £8,300 – Price List
