Grand Designs Fishing Trip

Lifeboat Station Tenby Gordon Hatton

The Old Tenby Lifeboat Station, Pembrokeshire (c) 2013 Gordon Hatton

One That Got Away? Perhaps?

Not Currently For Sale? Though A Reader Visiting Tenby Heard It Was.

So we have written to the Old Tenby Lifeboat Station owners to see if it is. We will give their views, news and reply in a future edition of the Unique Property Bulletin.

This week’s Unique Property Bulletin is a little unusual. A friend was talking about a recent re-run episode of the Grand Designs television series featuring the old Lifeboat Station at Tenby. This being an all time favourite here at the Bulletin a spark of extra enthusiasm was lit. Some interesting background about the Tenby Lifeboat architectural adventure is at …

http://www.horan.co.uk/#!tenby/galleryPage

… and the amazing plans for this wondrous unique home …

http://www.horan.co.uk/#!plans/c23s1

It is very important to emphasise that the Tenby Lifeboat Station Grand Design is NOT for sale – though we will be sending the heroic unusual property owners Tim and Philomena O’Donovan a Christmas Card and polite note to see if they might sell 🙂 . Unique Property Bulletin readers are welcome to join the list to be notified if this wonderous building ever comes up for sale: Click Here to be emailed of any future news relating to this old lifeboat station. For now the reason we open this week’s Bulletin is this truly unique building is a type close to our hearts. We just missed buying one ourselves in the 1980’s and have lusted after something like this ever since.

Lifeboat Station Tenby Stephen McKay

The Old Tenby Lifeboat Station, Pembrokeshire (c) 2013 Stephen McKay

The Grand Design television series conversation with our friend came around to how many of these interesting buildings are for sale? Long story short, a small bet was laid, and here, in this Bulletin edition is the result. Gone Fishing for a Grand Design is an apt opener for this week. As many Grand Designs for sale as we could catch. Hopefully you, our reader will enjoy the selection. Even if only to be inspired in designing your own grand home. That is unless you are inclined to make on offer on any of the buildings featured this week.

These are just a few of the 100 + properties that Kevin McCloud has travelled along the property path of life with …

http://www.channel4.com/programmes/grand-designs

Location: The Old Tenby Lifeboat Station, Castle Square, Tenby, Pembrokeshire, SA70 7BS. Maybe send Tim and Philomena O’Donovan a Christmas Card yourself to pass on your regards, along with a short, polite note to ask if they could put you on their list of folk to give the heads-up to, if they ever do decide to sell.

Tenure: Freehold.

Guide: £ NOT FOR SALE – Though we would give a right arm to buy this beauty.

Contact – If ever Tim and Philomena O’Donovan decide to sell this magnificent home, we will endeavour to do our very best to feature it in a future Unique Property Bulletin. For now we can just dream. That and look for other lifeboat stations – they do come up for sale occasionally.

Ferry Isle of Wight Roger Kidd

Isle of Wight Ferry (c) 2013 Roger Kidd

So we start the “for sale” element of this week’s Unique Property Bulletin with a sail. From the former Tenby Lifeboat station, heading south-east, and across via the much adored Isle of Wight be ferry, to our first actual Grand Design building:

Grand Designs For Sale – Tane

Tane 1

Tane – Grand Design, Isle of Wight (c) 2013 Owner’s Collection

This award-winning property was featured as part of the Grand Designs series when it was built in 2010 and was short-listed for the Grand Designs Award and this year was nominated as one of Kevin McCloud’s Top Ten Grand Design Projects following their 100th series. In addition, Tane won the Architect’s Journal Small Build Award 2011 and the RIBA 2011 (Isle of Wight) Award. Located down a quiet lane close to the beach in Binstead on the Isle of Wight, was designed by Lincoln Miles in 2010. The architecture has been the recipient of numerous design awards and has featured widely in the architecture and design press.

 Tane 2

Tane – Grand Design, Isle of Wight (c) 2013 Owner’s Collection

Sitting centrally on a beautiful plot, the house is surrounded by ancient woodland, a short walk through which leads you directly to the beach. It is located off an unmade track in the village of Binstead, 3 miles from the town of Ryde. The port of Fishbourne can be reached by car in five minutes (ferries to Portsmouth take 45 minutes) and Cowes (which runs services to Southampton in 25 minutes) is approximately 15 minutes away by car.

Tane 6

Tane – Grand Design, Isle of Wight (c) 2013 Owner’s Collection

The internal space totals over 3,200 sq ft and includes three / four bedrooms, two reception rooms, a living room, kitchen / dining room and a large artist’s studio and office. The latter spaces may, subject to the relevant permissions, be changed into further residential space. The house is on a large, level plot that is made up mostly of lawn, with an area of woodland and a driveway. The plot is 1/3 acre in size and the gardens blend into the bordering woodland, giving the sense of a far larger site. There is also an extensive roof garden that brings one up into the tree canopy.

Tane 4

Tane – Grand Design, Isle of Wight (c) 2013 Owner’s Collection

The house was designed by Lincoln as his own home. Originally a small and uninspiring 1970s house, this building has been subsumed into a much larger and more dynamic whole. The original building has been reconfigured and clad in a beautiful charred wood and now flows into a large structure composed of glass, concrete and wood. The house remains largely single storey but has a three-floor section on the most private part of the plot that soars into the trees. There is under-floor heating throughout.

The materials have been carefully chosen throughout to create a warm and inviting home that remains a striking and exciting design. Of particular note is the mural designed by the artist Lisa Traxler that covers one of the exterior walls. The house has received extensive praise for its outstanding design including awards from the Royal Institute of British Architects and the Architect’s Journal. For a more in-depth explanation of the various features inside the house see the HISTORY section below.

 Tane 3

Tane – Grand Design, Isle of Wight (c) 2013 Owner’s Collection

HISTORY: Lincoln Miles, working with the artist Lisa Traxler, has created one of the most notable homes to have been built in the UK in recent years. The build incorporates numerous carefully detailed features, some on which are outlined here …

• Much of the flooring throughout the house is reclaimed parquet
• The house is heated using a Daiken air source heat pump, widely considered to be one of the best systems available of its kind
• Floor to ceiling American Black Walnut wood clads much of the internal space and is juxtaposed with numerous glass doors.
• All windows have also been specifically made for the house from American Black Walnut
• A structural and frameless glass roof skylight spans the length of the kitchen and dining area
• Outside there is a large Cedar decked area which provides an excellent space for outside dining
• Although entirely re-wired and re-plumbed, the best features of the original building have been retained, including exposed stone walls
• A serene mirror pool gives definition to the glass and American Black Walnut entrance

Location: Tane, Quarr Road, Binstead, Ryde Isle of Wight, PO33 4EL.

Tenure: Freehold.

Guide: £975,000.

His actual Grand Design is being built on the adjacent plot, so he is selling the original Cob House on this site and retaining the Grand Design candidate. Grand Designs For Sale – Ice

Ice Cube 1

Clapham Park Terrace, London (c) 2013 Foxtons

This week’s Unique Property Bulletin endeavour to locate a decent number of available Grand Designs for sale has emphasised how rich the programe is with Kevin McCloud as it’s enduring presenter. Here we have pure Kevin McCloud in words. He describes this current Grand Design as ..

“A temple to minimalist monasticism”

That it is.

Ice Cube 2

Clapham Park Terrace, London (c) 2013 Foxtons

Programme Narrative: In Brixton in south London design-mad couple Mary Martin and Carl Turner want to build a home that resembles a giant stack of glass cubes that’s a Zen retreat from the noise and chaos of the capital.

This project is bigger and more ambitious than anything they’ve taken on before. In order to save money, Carl decides he has to take on as many of the specialist build jobs as he can. The results are hair raising as the cranes and steel frames hit the narrow plot. But Carl’s biggest test lies ahead, when it comes to finishing the minimalist interior. The tiniest error in the detailing could ruin all the blood, sweat and tears he’s put into building this urban sanctuary.

Ice Cube 3

Inventive Retracting Corner Wall (c) 2013 Foxtons

Kevin goes on to summarise what is the essence of life for many who read these pages, and certainly a mantra for us at Unique Property Bulletin. That an abode whether in the Unique Property genre, or classic Grand Design feature, should be

“A retreat, home and workplace all in one”

Readers can have a 10 minute flavour of a Grand Design “Revisit” for this particular building. Just love the interior “moving room” plywood pod idea …

Youtube – Ice Cube House – London

In fact there are several very interesting design ideas. Plus “bare books, naked on the shelves” – wonderful.

 Ice Cube 5

Private Space – Eco-Economy – Capital Living (c) 2013 Foxtons

The essence of this particular Grand Design is summarised by Kevin McCloud:

“This building looks like it has been hewn out of a glacier … crystalline … a giant ice cube”

An award-winning and eco-friendly two bedroom house offering modern living space arranged over three floors with a secluded roof garden [pictured above] and gated off-street parking …

Ice Cube 76

National Treasure

Kevin McCloud Some Appreciation and Thanks

Grand Designs’ Kevin McCloud – Now A National Treasure. Your View?

Given the enjoyment provided to so many, it is a reasonable proposition to assert that Kevin McCloud is becoming one of the country’s “National Treasures”.

He is very self-effacing and would most likely seek to avoid this sort of acclamation.

However such has been the success – in shear numbers watching, added to the longevity of the Grand Designs television series, that Kevin deserves the thanks of many. His recent Man Made Home series has literally cemented the affection which Kevin’s National Treasure status might be awarded. Rudyard Kipling has already described such a person. Kevin can make millionaire property owners at ease and engage with the viewer, whilst at the same time, walk with the classic everyman – as observed in a Zen like quality spend weeks at peace in the most Mazlovian of man made structures with like minded and wonderful people …

Grand Designs For Sale? – Tower

Water Tower Grand Design BEFORE by Stephen Richards G

Water Tower BEFORE £2,000,000 and a lot of TLC (c) 2009 Stephen Richards

This landmark water tower in London is also the star of a landmark Grand Design – Episode 100.

Following a huge restoration effort, including an addition of a feature Annexe, the renovated Kennington Water Tower was placed for sale in 2012. Subsequently it had a cool £2,000,000 distilled off of the original price. The current position appears to be that the owners have taken the property off the market. This is not that unusual. Owners of property that don’t sell – in this case not helped by the horrendous Banking Crisis – often take their homes off-market for a while.

We have encountered this very phenomenon over the years. Our advice, and this is based on lucky experience leading to some cracking purchases in the “off-market” arena, is for readers who play at the financial level of this huge building, and also need to operate from the nation’s capital take a few moments to write a short note to the owners – Leigh Osborne and Graham Voce. Just invest in a 60p Royal Mail stamp. Then…

Dear Mr Osborne & Mr Voce, Please forgive this unsolicited enquiry, but I read about your water tower home possibly being for sale from an article in the Unique Property Bulletin. There was a suggestion I drop you a courtesy note to see if you are selling this amazing building, and if so, might you be kind enough to send me sale details? Many thanks and kind regards …

Pop the aforemenioned Royal Mail stamp and send to:

Mr Leigh Osborne and Mr Graham Voce, The Water Tower, Dryden Court, Renfrew Road, Kennington, London, SE11 4NH.

You might be pleasantly surprised at what can result. If you end up really lucky, and we know this does happen, either Leigh or Graham will reply, and you may find a deal to buy this iconic Grand Design can be made.

At the Unique Property Bulletin, we like to do more than just list some unusual buildings. Hopefully along the way if we can help “nudge” folk in a direction that achieves their dream home, then it is a wonderful experience from this end of the website. Sort of a dating game on brick dust and steroids!

If you do write to Leigh and Graham perhaps you could let us know how you get on? Even if you don’t end up buying, there are many folk here who would appreciate a shared update on this monumental and amazing Grand Design. Thankyou.

Grand Designs For Sale – Sugar

Pett Nigel Chadwick

The Big White House, Pett Level, East Sussex (c) 2013 Nigel Chadwick

Agency Narrative: Back in 2004, the Channel 4 TV programme Grand Designs featured the build of a house that was soon to become a modern icon, while putting the beautiful East Sussex village of Pett Level on the celebrity homes map.

Former Pet Shop Boys/East 17 pop manager Tom Watkins wanted to build a house that would be home to his art collection and his two large dogs, while at the same time giving him a relaxing retreat from his busy media life.

Pett 2

The Big White House – Interior (c) 2013 Phillips & Stubbs

Having recognised the great location due to being only 90 minutes from central London, Tom already had a timber beach house in Pett Level. But when a neighbour’s bungalow came up for sale, he decided to buy it, demolish it and build a dazzling white modernist house in its place. The build was documented in Grand Designs episode, “A modernist white sugar cube”.

Pett 1

The Big White House – Garden (c) 2013 Phillips & Stubbs

Youtube – Sugar Cube House – East Sussex

In an interview for The Independent in 2005, Tom Watkins gave some insights into the thinking behind the design of the house:

“My favourite room is the living room at the top of the house. You can see the sea on one side and greenery on the other. It can be a bit like living in a gallery, but at night time it takes on a completely different feel; the room takes on different proportions. When the moon’s out, it illuminates the sea – you can write reams of poetry about it. We deliberately put those windows in: it’s like 25 little vignettes – each one is a painting”.

 Pett 3

The Big White House – Awesome View (c) 2013 Phillips & Stubbs

The quality of life here is great”, Tom concluded. “There are a thousand reasons to be here. It’s an interesting place but not saturated – yet.”

Despite loving his iconic home, Tom wants to undertake a new build challenge and has bought another plot of land in the area. That means that he is selling “The Big White House” and Phillips and Stubbs are delighted to be the sole agent for the sale of this iconic property.

Grand Design Watching – Stilwater

Stilwater 5 Stilwater, Killearn (c) 2013 Savills

We started this week’s Bulletin with a Gone Fishing opener. We are closing this edition with a One That Got Away. Sorry.

We had listed the text copy – and delightful photographs – for this building as an “Under Offer” example. To illustrate a lesson we learnt a long time ago. Keep an eye on property that goes “Under Offer”. The reason being that a significant minority of buildings do not progress to a completed sale and return to the market. Over a lifetime we have bought two such examples when the significant minority did, in fact, end up coming back up for sale. So it can be a good thing to keep an eye on properties that spend a time with the “Under Offer” sign on display.

However, between our eagle eyed focus on this Grand Design for sale being “Under Offer” and the compiling of this particular listing, we can confirm from the horses mouth that the sale has now gone through. Congratulations to the new owners. This property is sublime. So much so, that we are keeping it in this week’s Unique Property Bulletin just to inspire the imagination of readers. The photographs show an exquisite waterside home. It really is a Grand Design.

 Stilwater 2

Stilwater, Killearn (c) 2013 Savills

Agency narrative: Stilwater is a unique contemporary villa in a truly remarkable position perched over a small private loch. It was designed by McInnes Gardner Architects and was completed in 2006 and received recent acclaim on Channel 4’s Grand Designs. Formed over two levels and built under a slate roof, this innovative contemporary home cleverly marries traditional materials with new modern building technology. It is constructed to a specification rarely seen in this country. It features floor to ceiling glass in the main apartments and a terrace which cleverly wraps itself around the ground floor.

 Stilwater 3

Stilwater, Killearn (c) 2013 Savills

The reception hallway is open plan with the dining area, kitchen and lounge. It has an innovative glass staircase with open risers ascending to the first floor. A change in level defines the dining area which has French doors opening to the terrace. Steps descend into the double height lounge which has a contemporary open fireplace and two sets of French doors opening to the terrace and the front garden.

The kitchen has black high gloss finish units at wall and counter levels incorporating hob, two drawer dishwasher, oven, microwave/grill and plate warmers, all by Miele, and an American style Amana fridge and freezer. The adjacent utility room has units at wall and counter level and is plumbed for washing machine. Doors lead to a WC and a decked terrace. Steps descend from the kitchen into the sitting room which is separated from the kitchen by an impressive aquarium. The sitting room has a free standing corner wood burning stove. A bedroom with en suite shower room, walk in store and WC/washroom complete the ground floor accommodation. Upstairs are four bedrooms, three of which have en suite facilities. The upper hallway has a gallery overlooking the reception hallway and drawing room. The master bedroom, with a floor to ceiling glass wall overlooking the private loch, is of particular note. There are two walk in dressing rooms and an en suite bathroom which is semi open plan to the bedroom. It has a Jacuzzi whirlpool bath, wet room shower, twin glass wash hand basins, sauna and separate WC.

 Stilwater 1

Stilwater, Killearn (c) 2013 Savills

Outside, Stilwater is equally as impressive, with a wrap around terrace at ground floor level and a substantial terrace off the master suite on the first floor. Electric gates open to the gravel driveway which sweeps towards the house and offers parking space for a number of cars. On either side of the driveway are beautiful manicured lawns. To the south side of the house is a level lawn and to the east and north of the house is a private loch. The loch covers some 2.5 acres and is stocked with rainbow trout.
